Fan coil control: thermostat selection in 2-pipe and 4-pipe systems

Fan coils are where comfort is most argued about in commercial buildings. Most complaints begin not in the unit but in the wrong thermostat choice.

In short

In 2-pipe fan coil systems a single water circuit provides both heating and cooling depending on season, so the thermostat must obtain changeover information from a pipe sensor or a central signal. In 4-pipe systems heating and cooling circuits are separate and the thermostat needs two valve outputs. In both cases, fan speed control (manual/automatic), valve output type (on-off, 3-point, modulating) and supply voltage are the selection criteria.

Changeover: the critical point of 2-pipe systems

If the thermostat does not know whether the water is hot or cold, it can open the valve with a heating command during the cooling season. A pipe-mounted changeover sensor or a central digital signal provides this information. Missing this detail is the classic cause of "the system is working in reverse".

Fan speed and comfort

Automatic fan speed reduces the step as the setpoint is approached, cutting both noise and overshoot. A fan coil running permanently at high speed cools the room quickly but degrades perceived comfort.

Is a modulating valve necessary for a fan coil?

Not mandatory — on-off valves are sufficient in many applications. In spaces demanding tight temperature tolerance or low noise, modulating control makes a visible difference.
